“We’re talking about industrial today, and it’s a really interesting state of the market in what we’re seeing. We’re seeing really recovering fundamentals across the asset class with new leasing absorption coming out throughout all areas of Southern California, Inland Empire and LA County. We’re seeing a lot of capital come into the scene, start actively chasing new deals, pushing up values and pushing down cost of debt.”

That’s Eddie Prosser, COO, Thorofare Capital (pictured above), on the challenges and opportunities he’s seeing in Western industrial at this point in 2026. Prosser was one of several industry leaders sharing their insights for Connect CRE’s cameras at Connect Industrial West 2026 in Irvine earlier this month.
