Conception Sells Office Asset in Sunrise for $33M

CBRE has arranged the $32.5 million sale of 1340 Concord, a 100,700-square-foot, three-story office building in Sunrise. Located at 1340 Concord Terrace, the property is inside of Sawgrass International Corporate Park, South Florida’s largest office park.

Built in 1997, the property is the regional headquarters of several companies, including Ford, Fidelity Information Systems, AT&T, American Express, Harris Corporation, Xerox and Ticketmaster. The vacancy rate in the Sawgrass Park submarket currently sits at 3.8%, the lowest vacancy rate in South Florida for submarkets with over one-million square feet.

Christian Lee, José Antonio Lobón and Marcos Minaya of CBRE represented the seller, Conception LLC, in the transaction. The buyer was New York-based Harbor Group International.
