Marking its entry into the Phoenix industrial market, Denver-based Comunale Properties’ Chandler Connection is a 201,000-square-foot class-A industrial building immediately adjacent to the Chandler Municipal Airport. Comunale selected Stevens-Leinweber Construction to lead construction efforts. The architect is Butler Design Group.

Located on Germann Road between Gilbert and Cooper roads, Chandler Connection will offer mid-bay industrial space featuring 32-foot clear height, 140- to 240-foot bay depth, 52- by 60-foot column spacing, and a 135-foot fenced and secured concrete truck court. The project has dock-high and drive-in loading, and can accommodate users ranging from full building down to 14,500 square feet.

“We’ve had great success with this product type in Colorado and see the same demand patterns in the Southeast Valley, particularly from advanced manufacturers and last-mile operators positioning themselves to serve Chandler, which is metro Phoenix’s third most dense submarket,” said John Comunale, president of Comunale Properties. “We view Chandler Connection as our springboard into Phoenix and a natural next step in our company’s growth.”

Construction on Chandler Connection is scheduled to begin July 2021 with an anticipated completion during first quarter 2022.
