Developer hoping to raise $38M for FairPlay housing project

Colorado Ski Area Hoping to Land Rental Community

The Colorado mountain hamlet of Fairplay, down the road from Breckenridge, hasn’t had meaningful housing built in 15 years. The developer of the Bluffs of Fairplay, a proposed build-to-rent community, hopes to change that. The town has approved 149 build-to-rent units; a town that has a housing crunch, “This is a project that can’t solve all the problems for everyone but certainly, if it is completed, could make a significant difference in the affordable housing market.” said the Town’s Scot Hunn said. 

The new development will have a mix of 11 single-family homes, 48 duplexes, 28 fourplex units across seven buildings and two 30-unit apartment buildings. In addition, the development will include two management units, a commercial pad, more than 30 storage units, and as many as 55 covered parking spaces. 

The developer, FPLand, says the next step for The Bluffs will be to secure financing for the project, and then construction is slated to start in the fall. The projects costs are estimated at $38 million.
