Colliers Closes Sale of 946K-SF Logistics Facility in Columbus

Colliers has completed the sale of Red Chip Farms Building B, a 946,400-square-foot Class A distribution center located at 7409 Mink Street in Pataskala, Ohio, in the Columbus MSA.

The building is fully leased to Illuminate USA, an American advanced clean energy manufacturing company. Alex Cantu and Alex Davenport of Colliers Industrial Capital Markets – Midwest represented the seller, Red Rock Developments, a full-service commercial real estate development company that delivered the project in 2024.

Red Chip Farms offers convenient access to I-70 and the region’s interconnected highway network. Adjacent to this site, the park also houses Illuminate USA’s $600 million, 1.1 million-square-foot solar manufacturing facility.

This state-of-the-art facility features best-in-class construction and specifications, including 40’ clear height, FM 1-90 roof system, 48 hydraulic Rite-Hite dock levelers, and above market trailer parking. The facility also benefits from a 15-year 100% property tax abatement, and three points of ingress/egress on a site designed for high-volume logistics users.
