Colliers Closes $53M Sale of Residential Development Site in Bonsall

Colliers arranged the $53,000,000 sale of the Ocean Breeze Ranch residential development site in Bonsall. The property encompasses two planning areas totaling 381 approved single-family lots across approximately 134 acres.

SVP Ciara Trujillo, senior EVP David Santistevan and VP Erin McKinley represented the sellers. The buyer, Trumark Homes, acquired the property with a grading permit in ready-to-issue condition and plans to develop a large-scale master-planned community featuring two residential neighborhoods. Final engineering and entitlements are already in process with San Diego County.

The community plan features multiple public and private parks, walking trails and a scenic open-space network, all designed to complement Bonsall’s rural character and equestrian heritage, according to Colliers.

“Fully entitled, large-scale residential projects are increasingly rare in San Diego County,” said Trujillo. “Ocean Breeze Ranch represents years of strategic collaboration and vision, a legacy-scale community designed to deliver lasting value, livability and growth for North County.”
