Colliers’ Belden Arranges Two Daycare Leases in Western Suburbs

Colliers Chicago SVP Brad Belden recently negotiated two long-term leases to daycare centers in Chicago’s Western suburbs.   

In the first, he represented Glenway Apartments LTD in its 10,000-square-foot lease to Smart Beginnings Childcare at 1555 Mesa Ln. in Aurora, IL. Second-generation space, it’s Smart Beginnings’ second location in Aurora. 

In the second transaction, Belden represented Luxe Sandpiper Owner, LLC, in its 10,100-square-foot lease to ABC Toon Town Education Center at Sandpiper Plaza at 1916-2030 Army Trail Rd. in Hanover Park, IL. Also second-generation space, it similarly is ABC Toon Town’s second location in Illinois.   

Belden said the time is right for opportunistic tenants seeking to expand and grow their presence. 

 “A daycare buildout is very specific and very expensive,” he said. “If a growing daycare group can find a site that is already built to spec, they can save a tremendous amount of time and money and launch very quickly.”
