Cohen Refinances Creative Workspace in Former Industrial Site

Cohen Financial has secured $5.82 million to refinance Workshop 4200 at 4200 W. Diversey, a 153,000-square-foot industrial property that began life as a Hammond Organ factory and has been renovated into a collaborative workspace for creative and artisan tenants. The firm’s Dan Rosenberg and Matt Terpstra secured a fixed-rate loan with Morgan Stanley.

The borrower, a longtime Cohen Financial client, bought the property several years ago and recently renovated it for creative tenants. Many of the tenants have relocated to Workshop 4200 from other properties in the city.

“Workshop 4200 boasts an incredible location at the thriving intersection of the Hermosa, Logan Square and Avondale neighborhoods,” said Rosenberg. “The property is adjacent to the former Marshall Field & Company warehouse complex that underwent a massive conversion into a popular mixed-use development.”
