Clear Investment Group Acquires 300-Unit DC Multifamily Property

Clear Investment Group, a Chicago-based real estate investment firm, has acquired Woodland Estates, a 300-unit multifamily community in Southeast Washington, D.C. The acquisition marks the firm’s second investment in the Washington metropolitan area, bringing its regional portfolio to nearly 1,000 apartment units.

Woodland Estates was acquired through a receivership auction, creating a value-add opportunity for Clear Opportunities Fund II. Located in the Anacostia neighborhood, approximately five miles from downtown Washington, D.C., the property will undergo significant capital improvements to modernize the community.

“The acquisition of Woodland Estates reflects exactly the type of opportunity we seek—well-located workforce housing that can be acquired at an exceptional basis and meaningfully improved for both residents and investors,” said Amy Rubenstein, CEO of Clear Investment Group. “Washington, D.C. continues to demonstrate resilient multifamily fundamentals driven by a diverse employment base, strong household incomes, and sustained demand for quality affordable housing. We are excited to expand our presence in this market.”
