City Council Approves Majority of Genecov Group Acreage

The Tyler (TX) City Council approved 294 acres of a 318-acre plot for development by Genecov Group. The mixed-use development will be north of West Cumberland Road, and will be the largest in that area since the city of Tyler finished building the south-side roadway in 2016. The unapproved 21 acres would have contained 17 acres of multifamily space, and four acres of office space.

Two days before the city council vote, the Tyler Planning and Zoning Commission voted 4-2 to approve zoning changes from agricultural use to mixed-use development.

The project garnered opposition, with concerns ranging from lower property values to sufficient buffer zones to maintain landscaping. Increased traffic was also a concern. Mark Preistner with Planning Concepts responded to concerns on behalf of the Genecov Group, noting that the project has been planned with different buffer zones, including trees and pre-existing landscape conditions, such as water.
