Circa-1896 Townhouse Comes to Market as Office Condo

Rudder Property Group, which specializes in the sale of office condominiums, has been retained to market 37 E. 12th St., an 8,063-square-foot luxury townhouse in the Greenwich Village/Union Square submarket. The asking price for the three-story office condominium is $12.75 million.

Originally built in 1896, the townhouse at 37 E. 12th was restored in 2016 by Edward J. Minskoff Equities to create a building-within-a-building office opportunity.  Minskoff, which also developed the 51 Astor Place office tower nearby, converted and renovated the entire eight-story terra cotta and cast-iron office building into six luxury full-floor residential condos, including the townhouse.

“37 E. 12th is an incredible building with great bones in an outstanding location,” said Edward J. Minskoff.  “We worked tirelessly on the renovation adding top-of-the-line finishes and amenities, and improved every aspect of the building’s infrastructure to ensure that it lives on for another 100 years.”
