Charlotte Retail Center Trades for $20M
Raptor Realty Investments has sold Carmel Village, a 53,615-square-foot retail center in Charlotte, for $19.9 million. Located at 7510 Pineville-Matthews Road, Carmel Village is 91% leased. The Charlotte Business Journal reports that InvenTrust Properties was the buyer. Raptor purchased the development for $19.1 million in July 2022.
Cushman & Wakefield’s Margaret Jones, Lane Breedlove and Miguel Alcivar represented Raptor in its transaction.
Jones added, “Carmel Village provides durable cash flow from a dynamic tenant mix along with the ability to mark-to-market rents as tenant’s leases expire.”
Carmel Village tenants include Bonefish Grill, Chick-O-Rico Peruvian restaurant, QC Tea Bar, Old School New York Bagel & Deli and Umami PokeRito.
InvenTrust is a retail REIT that owns, leases, redevelops, acquires and manages grocery-anchored neighborhood and community centers, mainly in the Sun Belt.
