CBRE Secures Downers Grove Office Complex Lease

CBRE has arranged a new 46,187-square-foot lease at Corridors II, a Group RMC-owned office building within the Corridors office complex in Downers Grove, Illinois.

Ryerson, one of North America’s largest metal distributors, has signed a lease and will occupy the space in November 2025. CBRE’s Pete Adamo and Adam Lawler represented Corridors ownership in the transaction. Ryerson was represented by Jordan Rovito and Dirk Riekse of Cushman & Wakefield.

Corridors is a 500,000-square-foot, three-building suburban office complex prominently situated at the intersection of 355 I-355 and I-88. “Well-capitalized assets like Corridors and ownership groups like Group RMC that have innovative financing structures to provide upfront capital for tenant improvement and leasing costs have an advantage in the market and can transact long-term deals with tenants,” said Adamo.

According to a recent CBRE report, office leasing volume in Chicago’s suburbs steadily increased throughout 2024, led by manufacturing and logistics tenants as well as business and financial services tenants.
