CBRE Marketing 52-Acre 14231 Tandem Blvd.

Days after Spire Realty announced it was putting its 12-building, 445,322-square-foot Austin Oaks up for sale, Hewlett Packard Enterprises hired CBRE to market – and sell, the 186,199-square-foot 14231 Tandem Blvd., an office/lab/server building on 51.9 acres in north Austin. The asset, which is valued at just over $10 million, is being positioned as a value-add play, according to CBRE’s John Alvarado.

“With valuable and extensive frontage along MoPac Expressway, 14231 Tandem represents one of the most exciting value-add opportunities across the entire Austin market,” said Alvarado, who is teaming with CBRE’s Jared Chua, Gary Carr, Evan Stone and Jennifer Joseph to market the property. Short-term leases currently take up 23% of the property’s existing net rentable area.

The property was home to Tandem Computers, which was acquired by Compaq Computers in 1997. Hewlett-Packard bought Compaq in the early 2000s.
