CBRE Facilitates Sale of Fully Leased Tampa Office Campus

CBRE arranged the sale of One Independence Park, a 115,740-square-foot office property located at 4110 George Road in Tampa, FL. The property was sold to a Virginia-based private real estate investment company.

Senior vice President Dale Peterson, Joe Chick, Kristen Hagen, Courtney Snell, and Nick Sharpe with CBRE Capital Markets partnered with Jimmy Garvey of CBRE Advisory & Transactions to represent the seller, Highwoods Properties, Inc. The publicly traded real estate investment trust is headquartered in Raleigh, NC.

The three-story property sits on a 9.2-acre site in Tampa’s Westshore submarket. At the time of sale, it was fully leased, predominantly by two tenants –WiPro, LLC and HealthPlan Services, Inc. The building features functional floor plates and a multi-story atrium and is supported with above-market concentric surface parking.

“Westshore is our most sought-after submarket and provides for exceptional future long-term value appreciation for the new owners,” Peterson said.

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Moving into corporate communications, she built and managed several successful marketing teams in the hospitality, financial services, and nonprofit industries. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
