Weller Development Partners has purchased Aetna Springs, a planned 2,870-acre wine country resort in Pope Valley, CA. The property, located in Northern Napa County with producing vineyards, a nine-hole golf course and a swimming hole, traded for a reported $35 million.

CBRE’s Henry Bose, Alex Lee-Bull, Elena Quach, Jeff Woolson, Tom Berry and Morgan Abbott represented the seller, Mosaic Real Estate Investors. “Luxury resort properties have been among the strongest performers throughout the pandemic. Aetna Springs is one of the last large-scale development opportunities in Napa Valley, a rare opportunity for a well-positioned category,” said Woolson.

Development plans include 70 guest cottages in the historic resort village, 18 luxury glamping sites, expansion of existing vineyards, construction of estate homes, a full-service spa, restaurants and recreational activities on nearby Lake Juliana. Weller will continue with plans to develop the property as an upscale resort focusing on health and wellness, operated by Six Senses.
