CBRE Brokers $33M Sale of Charlotte MXU Tower

CBRE has arranged the $32.7 million sale of Tranquil Court, a 62,983-sqaure-foot mixed-use office tower located at 2820 Selwyn Ave. in Charlotte’s Midtown submarket. Tranquil Court is 100 percent leased to a mix of 20 retail and office tenants.

CBRE’s Patrick Gildea, Matt Smith and Grayson Hawkins represented the seller, Asana Partners, in the transaction. The acquisition is the second joint venture between Childress Klein and Gottesman Real Estate Partners.

“Tranquil Court has historically led the market in both occupancy and rental rates and will continue to do so given its unique location in the heart of Myers Park,” said Gildea, Vice Chairman at CBRE. “The capital markets remain highly favorable for neighborhood office product, which continues to fare well, particularly in high-demand Southeast cities like Charlotte.”
