CBRE Brokers $201M Sale of Charlotte CBD Office Property

CBRE has arranged the $201 million sale of 300 South Brevard Street, a 358,414-square-foot office building in Charlotte’s Central Business District.

The 15-story building has a modern design and is situated close to the city’s light rail, Charlotte Convention Center, and a number of hotels. The property is currently fully occupied by anchor tenant Wells Fargo on a long-term lease. Middle C Jazz Club and the Public House restaurant occupy the retail space in the building along Brevard Street. A full-scale renovation was completed in 2020, including a full elevator modernization, roof replacement, electrical upgrade, common area renovations, and facade improvements.

Patrick Gildea, Matt Smith, Brandon McMenomy, Grayson Hawkins, and Will Pike of CBRE represented the seller, Stream Realty Partners, in the transaction. CBRE’s Debt and Structured Finance Team of Greg Greene and Harris Ralston secured financing for the buyer, Hana Alternative Asset Management.
