Cawley Markets Hard-Corner Site in Roscoe Village
A hard-corner development opportunity in the North Side’s Roscoe Village has come to market via Cawley Chicago’s urban development team of Zach Pruitt and Nicholas Schaefer. The firm didn’t disclose an asking price for the 12,094-square-foot site at 3201 N. Damen Ave.
“The property is situated on the corner of Belmont and Damen avenues, providing maximum exposure to over 35,000 vehicles per day,” said Pruitt. Along with the prime location, the site also offers favorable in-place zoning and strong demographics.
According to an offering memorandum from Cawley, the neighborhood is driven by a dense population of approximately 54,150 residents within a mile, with average household incomes of more than $200,000 and median disposable incomes of more than $100,000.
The site overlooks Feliger Playlot Park, and is within walking distance of Roscoe Village’s numerous coffee shops, bars and restaurants, Cawley says.
