Catalyst Investment Partners Acquires Upper Marlboro Warehouse
MacKenzie Commercial Real Estate Services represented Catalyst Investment Partners in the acquisition of 6200 Fallard Drive, a 6,000-square-foot warehouse building situated in the Upper Marlboro section of Prince George’s County, Maryland, for $1.8 million.
MacKenzie’s Oliver Fryer, Bryan Herr, Andrew Meeder and Matthew Curran represented the New York City-based group, and Graysteel represented the seller, R&F Trucking in this transaction. “Catalyst Investment Partners acquired a well-maintained, income-producing asset at below replacement cost in a submarket where single-tenant buildings of this size rarely become available,” said Fryer.
Under the terms of the sale, Catalyst Investment Partners negotiated the leaseback of the entire building, positioned at the intersection of Fallard Drive and Fallard Court, to the former ownership group. R&F Trucking currently utilizes the entire building for its distribution and logistics operations. Delivered in 1991, 6200 Fallard Drive is positioned approximately four miles from Interstate 495, 17 miles from Reagan National Airport and 35 miles from BWI Airport.
