Carter Validus Picks Up Pair of Rancho Cordova Data Centers for $51M

Digital Realty Trust divested two mission critical data centers in Sacramento’s Rancho Cordova suburb for $51 million. The buyer of both properties is Carter Validus Mission Critical REIT II, Inc., a Tampa, Florida-based REIT that invests in purpose-built, mission critical data center and healthcare assets.
The properties include 11085 Sun Center Dr., a NNN-leased facility totaling 69,048 square feet (pictured above). The property is fully occupied by a single user. The other facility, at 3065 Gold Camp Dr., is a 63,791-square-foot multi-tenant data center with expansion potential.
The deals represent a further expansion of Carter Validus’ portfolio in Northern California. The Sacramento market has experienced strong growth in the data center sector in recent years due to lower overall construction and operational costs compared to many other markets.
