Carlyle Expands to 200K SF at TH Real Estate’s D.C. Asset

The Carlyle Group consolidated its Washington, D.C. operations at its current headquarters at 1001 Pennsylvania Ave., NW into 200,000 square feet. The global alternative asset manager will increase its current 130,000 square feet footprint in downtown by expanding across four floors of the building.

The 11-year lease expansion brings 650 Carlyle professionals into one location, from offices elsewhere in D.C. and in Rosslyn, VA. In addition to occupancy on the second and third floors, The Carlyle Group will take additional space on the fourth and fifth floors at the 14-floor, 756,412-square-foot property.

The building ownership, TH Real Estate, has committed to extensive building renovations to include a new lobby and fitness center.

JLL’s Gregory Lubar and Steve Spartin represented the tenant in its D.C. headquarters transaction. Cushman & Wakefield’s Bobby Schwartz, James Collins, Richard Tonner and Phil Dickinson represented the landlord.

Dennis Kaiser is Vice President of Public Relations and Communications for Connect Creative. Dennis has also worked on communications and launch strategies for a number of consumer electronic, media and tech brands including SlingMedia, Channel Master, Deluxe Media Entertainment, BeIn Sports, EchoStar and Sprint. Dennis’s agency background included firms such as Off Madison Ave., Idea Hall and Macy + Associates. He has earned an outstanding reputation with organization leaders as a trusted advisor, strategic program implementer, consensus builder and exceptional collaborator. Dennis has developed and managed national communications programs for Fortune 500 companies to start-ups, both public and private.
