Cargo Services Provider Leases 19-Acre Yard

Industrial Outdoor Ventures, which specializes in the acquisition, development and re-development of industrial service facilities, has signed Direct Trucking to a long-term lease at its 18.9-acre truck and container yard in Channahon, IL. The provider of international cargo services will move from its current location in Melrose Park, IL when the lease commences later this month.

Direct was drawn to the IOV property’s access to BNSF’s intermodal terminal in Elwood, IL and the Union Pacific intermodal in Joliet, IL. “The rise of e-commerce is fueling our business and as a result, we needed significantly greater capacity,” said Direct CEO Ed Kim.

Cawley Chicago’s Josh Hearne represented IOV in the transaction, while CBRE’s Jason Lev and John Suerth worked on behalf of the tenant.

IOV plans to acquire $100 million in assets over the next 12 to 24 months and $500 million within the next five years.
