CapRock Partners acquired Valley Center Business Park, a multi-tenant industrial complex in City of Industry, CA, in an off-market deal

CapRock Acquires Multi-Tenant Industrial in San Gabriel Valley

CapRock Partners has acquired Valley Center Business Park, a 6.47-acre multi-tenant industrial complex in City of Industry, from a private owner in an off-market transaction. Terms of the deal weren’t disclosed.

Built in 1977, Valley Center Business Park includes approximately 92,366 square feet of industrial warehouse space across six existing buildings. It was approximately 85% leased at the time of acquisition. CapRock will begin capital improvements immediately to enhance the property’s functionality and marketability.

“Valley Center Business Park is an excellent addition to CapRock’s Southern California portfolio,” said Taylor Arnett, first VP of investments. “The property is in an A+ industrial location within the heart of the San Gabriel Valley industrial market and ideally positioned for value-add investment.”

Steve Shatafian with Lee & Associates represented CapRock in the acquisition and has been retained to market and lease Valley Center Business Park’s available space.
