Capitol Seniors Housing Goes for 55-Plus Portfolio
Active adult properties continue to be one of the most highly sought-after asset types in the marketplace today. Favorable demographic trends, low resident turnover, proven rent growth, all combined with a robust single-family housing market, have elevated absorption rates across the country, according to JLL.
An active adult portfolio consisting of two newly built age-restricted (55-plus) multifamily properties totaling 360 units in Dallas-Fort Worth recently sold to Capitol Seniors Housing. The price was undisclosed.
The portfolio consists of The Orchards at Arlington Heights in Arlington and The Orchards at Market Plaza in Plano. The Orchards at Arlington Heights is located at 131 East Bardin Rd. and totals 256,611 square feet. The Orchards at Market Plaza is located at 3640 Mapleshade Rd. and totals 257,102 square feet.
JLL marketed the portfolio on behalf of the seller, Kompass Kapital Management LLC. The JLL team consisted of Cody Tremper and Mike Garbers.
Lisa Brown has decades of experience in corporate communications and marketing management with organizations including Coldwell Banker Residential, Grubb & Ellis, Marcus & Millichap, NAIOP, SIOR and ALM.
In those positions, she worked in conjunction with chief executive officers and chief marketing officers to create corporate messaging, cohesive branding standards, strategic marketing plans and thought pieces. Brown is a frequent speaker at industry events and an editing adjunct professor for an online course. She has a master’s degree in mass communications from San Jose State University.
