Canadian Investor Pays $76M for 326-Unit Liv Goodyear

ZJ Holdings LP acquired Liv Goodyear, a 326-unit multifamily asset in Goodyear, AZ. The Canadian buyer, led by investor Ehyan Caldwell, paid $75.5 million to the seller/developer partnership of Rockefeller Group and Investment Property Associates LLC for ownership rights of the apartment complex at 15361 W. Virginia Ave.

Steve Gebing and Cliff David with Institutional Property Advisors (Marcus & Millichap) negotiated the transaction between buyer and seller. The acquisition was partially funded through a $60.5 million loan sourced by Tower Capital.

Situated on more than 16 acres, Liv at Goodyear delivered in 2019, and consists of studios and one, two and three-bedroom units, with an average size of 879 square feet. Community amenities include a resort-style saltwater pool and spa, fitness center, outdoor barbecues and gaming areas.
