California Apartment Owners Prepare for New Rent Control Laws
The passing of Assembly Bill 1482 this fall ushers in an era of tighter rent controls that California landlords must understand and adjust to. The Tenant Protection Act of 2019 takes effect Jan. 1, 2020 and will affect multifamily properties across the state.
The legislation will cap annual rent increases at 5% plus the rate of inflation for much of the state’s multifamily housing stock. It also will require landlords to show a “just cause” to evict tenants in place for 12 months or more.
The California Apartment Association unveiled a new interactive widget to help property owners learn how AB 1482 affects their specific property and prepare for implementation. This tool and others, such as compliance documents and forms, are available at CAA’s AB 1482 compliance page.
That includes a step-by-step guide to complying with the law, two-dozen new or revised forms for compliance with AB 1482, and an interactive consumer-price-index calculator to determine maximum allowable rent increases.
