Cabot Properties Enters Japanese Logistics Market

Boston-based Cabot Properties has made its first acquisition in Japan, a 220,608-square-foot multi-story logistics warehouse in Minoh City, Osaka. The seller and acquisition price were not disclosed. The acquisition of 3-4-8 Shinmachi Nishi within the Minoh Logistics Park further advances Cabot’s strategy of investing in high-quality industrial assets in supply-constrained markets across Europe, the U.S. and Asia Pacific.

“Cabot’s entrance into the Japanese logistics market represents a key milestone in the execution of our investment strategy,” said Franz Colloredo-Mansfeld, CEO of Cabot Properties. “With teams in Japan and Australia, we believe we are well-positioned to capitalize on attractive logistics investment opportunities in what is already the largest economic region in the world. We look forward to building on this momentum in 2026 and beyond to seek out compelling investments across the top logistics markets in the U.S., Europe and APAC.”

Completed in 2021, the four-story property features rear loading capability, 12 dock-high doors, an 18-foot clear height, 41-foot truck court depths and 41 parking spaces. The building has achieved the Comprehensive Assessment System for Built Environment Efficiency A rating, a recognition of buildings in Japan that meet specific, high standards of environmental excellence and occupant well-being. It is fully leased to a single logistics firm.
