Cabot Jumps on 13 Acres for Spec Industrial Building
The Northwest industrial submarket accounts for more than 100 million square feet of institutional product and is the largest industrial submarket in Houston. Leasing demand continues to be strong within the area, specifically for infill class-A buildings. During the last six months, more than 2 million square feet of leases have been executed within the submarket, with many more soon to transact.
With these stats in mind, Cabot Properties Inc. recently acquired 13 acres in the submarket for a speculative industrial development, Axis Northwest Distribution Center. The plans call for a 201,240-square-foot front-load distribution building to be constructed on the site located at the southeast corner of Fallbook Drive and Windfern Road inside the Sam Houston Parkway.
Stream Realty Partners has been tapped by Cabot to provide leasing, property management and development management services for the project.
“Given their working knowledge of the submarket, we put the site in front of Cabot, and they immediately understood the value of the opportunity and jumped on it,” says Justin Robinson, managing director and partner at Stream. “Being well-educated on the market and acting decisively were critical components in Cabot’s successful acquisition of this incredible development site.”
In addition to its infill location, Axis also offers 36-foot clear height, abundant trailer/outside storage and ample car parking.
Lisa Brown has decades of experience in corporate communications and marketing management with organizations including Coldwell Banker Residential, Grubb & Ellis, Marcus & Millichap, NAIOP, SIOR and ALM.
In those positions, she worked in conjunction with chief executive officers and chief marketing officers to create corporate messaging, cohesive branding standards, strategic marketing plans and thought pieces. Brown is a frequent speaker at industry events and an editing adjunct professor for an online course. She has a master’s degree in mass communications from San Jose State University.
