BXP Acquires DC Office Building, Signs Law Firm as Anchor Tenant

BXP has acquired 2100 M Street, a 320,000-square-foot office building located in the West End of Washington, D.C.

BXP plans to demolish the existing building and develop a new workplace. Global law firm Sidley Austin LLP has signed a lease for approximately 240,000 square feet of the future trophy property. BXP acquired the property for a gross purchase price of $55 million. Lou Christopher and Jordan Brainard of CBRE represented Sidley in the transaction. Eastdil Secured represented the seller.

Sidley will occupy 75% of the new workplace across the entirety of the fourth through tenth floors, including space on the rooftop/penthouse. BXP expects to start physical construction in 2028 to accommodate Sidley’s scheduled 2031 occupancy. 2100 M Street offers convenient access to the Metro, major parkways, and is within walking distance of numerous amenities, including over 40 restaurants, 12 hotels, and other retail and recreational offerings.
