BWE secured $38.5 million in first mortgage financing secured by a first lien on Encore at Beacon Place, a 252-unit, build-to-rent (BTR) multifamily complex in Kathleen, Georgia, part of the Warner Robins metropolitan area.

Paul Harbor and Caleb Carter, both in BWE’s Birmingham, AL office, originated the bridge loan on behalf of the undisclosed borrower.

Newly constructed in February 2025, Encore at Beacon Place, located at 40 Cohen Walker Drive, consists of single-story, cottage-style apartments. The property includes 60 one, 156 two-bedroom, and 36 three-bedroom apartments with private patios. Community amenities include a saltwater pool, a pickleball court, a clubhouse with a 24-hour fitness center, a community gathering room, a business center, a cybercafé offering free Wi-Fi, and a coffee bar.
