Browning School Takes Full Floor at Hammacher Schlemmer Bldg.

ABS Partners Real Estate has signed the Browning School to a full-floor lease of 4,750 square feet at 140 E. 57th St. The school, founded in 1888 by John K. Browning, was represented by CBRE’s John Nugent and Alexander Golod, while John Brod and Robert Finkelstein represented ABS in-house.

Executive and administrative offices for the boys’ K-12 preparatory school will move into the new space upon completion of build-out. Only the 11th floor remains available at the historic 12-story office property, which dates from 1926 and is also known as the Hammacher Schlemmer Building.

A joint venture of ABS and Benenson Investment Company purchased the 64,000-square-foot 145 E. 57th, located between Lexington and Third avenues, for a reported $62.5 million in the fall of 2016. ABS has since implemented an extensive capital improvement program at the property.
