Brown Commercial Group Negotiates 60K-SF Industrial Lease
Brown Commercial Group negotiated a long-term 60,050-square-foot industrial lease that will bring Illinois Tool Works (ITW) to a newly constructed industrial facility in Bartlett, Illinois.
Brown Commercial Group President and Managing Partner Dan Brown and Partner Mike Antonelli represented the developer and owner, Cratos Industrial, in the transaction. Dan Brown represented Cratos Industrial in their original land purchase in 2024 and was retained as the exclusive leasing agent for the development. ITW was represented by Bruce McConnell of Savills.
The leased space is part of Blue Heron Business Park’s newest speculative building, a 166,573-square-foot industrial development constructed to meet the demand from small to mid-sized industrial manufacturing, warehousing, distribution and e-commerce tenants.
“The addition of this modern industrial building allows ITW to expand its manufacturing footprint into a state-of-the-art headquarters facility that is well located near major thoroughfares and employment centers,” said Antonelli.
