Broadtree Bags Atlanta-Area MF Asset for $69M

Rochester, NY-based Broadtree Residential, Inc. (BTR) acquired Aspire Perimeter, a 296-unit multifamily apartment community in Sandy Springs. Lincoln Property Co. reportedly divested the asset at 5385 Peachtree Dunwoody Rd. in an off-market deal for $69.3 million.

Constructed in 1996 and fully renovated from 2016 through 2018, the property is composed of 11 residential buildings containing 160 one-bedroom units, 106 two-bedroom units, 26 three-bedroom units, and four three-bedroom townhomes. All units feature open floor plans with nine-foot ceilings, chef-inspired, open kitchens with stainless steel appliances and granite countertops, and a private patio or balcony.

Broadtree’s Chris Czarnecki says, “The Aspire Perimeter transaction was an off-market deal, which our team was able to underwrite and close in less than 45 days. This stabilized asset is exceptionally well-located in Atlanta, which is one of BTR’s primary markets.”

Vaisey Nicholson & Nearpass PLLC represented the buyer. AIG Asset Management, LLC advised the seller.
