Bridge Loan Refinances 60-Unit Brentwood Apartment Building

Gortikov Capital secured a $49.5-million refinance for Luxe Villas, a 60-unit, Class A multifamily building in Los Angeles’ Brentwood neighborhood. President Bryan Gortikov led the capital markets team representing the borrower.

The company’s proprietary investment arm closed on a floating-rate senior bridge loan, marking a significant milestone in its management of Luxe Villas, which they assumed control of earlier this year. The financing was provided by a U.S.-based debt fund, offering limited structure and no prepayment penalty, despite ongoing challenges due to elevated interest rates.

Developed in 2005 and fully renovated in 2023, Luxe Villas is a three-minute walk from San Vicente. The property is also convenient to the 405 and 10 Freeways, major employment centers, educational institutions, hospitals and Santa Monica’s beaches.
