Brian O’Boyle: Shifts in DFW’s MF Sector

Much of what has been written about the Dallas-Fort Worth area recently has focused on growth, and a lot of it. Along with the growth comes scarcity of housing, which could mean a bonanza for multifamily investors.

But Brian O’Boyle with ARA, a Newmark Company, indicated that the past 120 days has seen a shift in the sector, especially when it comes to Class A assets. Because of the abundance of choice, buyers are becoming more selective during the offer process. Additionally, buyers are underwriting deals more conservatively.

Meanwhile, the Class B and Class C product is attracting more attention, especially due to the increasing value-add component, O’Boyle said.
