
Brennan, NY Life Buy 61 Acres in Denver, Plan 1M-SF Spec Warehouse
Brennan Investment Group, LLC bought more than 61 acres in suburban Denver, and plans to develop about one million square feet of Class A warehouse space. Brennan and New York Life Real Estate Investors, on behalf of an institutional client, formed a JV to acquire, construct, and lease the phased speculative development.
The site at East 112th Avenue & Havana Street in Commerce City, roughly 11 miles north of downtown Denver, is in proximity to Interstate 76 and E-470.
The initial phase is planned for three Class A industrial buildings totaling approximately 557,000 square feet. The buildings will feature first class amenities, including 28-foot to 36-foot clear heights, automobile parking and loading positions, with yard areas for outside storage.
Groundbreaking is scheduled during Q2 2019, and completion is targeted for the second quarter of 2020. The second phase includes two buildings totaling 396,000 square feet.
