Brazos Promenade Has Timeline, $100M Price Tag

A proposed development in Waco, TX, on Brazos riverfront land along University Parks Drive, now has a price tag and timeline. Specifically, the Brazos Promenade project on city-owned land is anticipated to cost $100 million, with work expected to launch early next year. Upon completion, Brazos Promenade will have a hotel, housing, shops and restaurants, along with public spaces.

The master developer is Catalyst Urban Development. A tentative deal between the developer and the city has the latter spending up to $8 million in clean-up fees on the 16-acre site. Following clean-up, the three-phase development would begin late next year, with housing and a parking garage going north in the first phase.
