Boulder Group Brokers $1.4 M Sale of Ground Leased Taco Bell in Kissimmee
Net lease investment brokerage firm The Boulder Group has arranged the $1.4 million sale of a single tenant ground leased Taco Bell property in Kissimmee.
Located at 4370 Pleasant Hill Rd. in Kissimmee, the property was built in 2019 and is within an outparcel of a Lowe’s Home Improvement location. Nearby retailers include Walmart, ALDI, Publix, AutoZone and CVS. The lease is corporately guaranteed by Taco Bell, and has approximately 19 years remaining in the primary term and features zero landlord responsibilities. Additionally, the lease features 10% rental escalations every five years.
Randy Blankstein and Jimmy Goodman of The Boulder Group represented the buyer, a Northeast-based investor in a 1031 exchange, in the transaction. The seller was a Florida-based real estate investor.
