Boulder Group Arranges $3M Sale of Net-Leased 7-Eleven in Virginia

Net leased investment brokerage firm The Boulder Group has arranged the $3.2 million sale of a single-tenant, net-leased 7-Eleven property in Fredericksburg.

The 2,940-square-foot retail property is located along Highway 17, a primary east-west thoroughfare in Fredericksburg. Nearby retailers include Walmart, Target, Lowe’s, Giant Food, Lidl, ALDI and Weis Markets. Retailer 7-Eleven recently signed a lease extension through June 30, 2032.

Randy Blankstein and John Feeney of The Boulder Group represented both the seller and the buyer in the transaction. The seller was an East Coast-based real estate fund, and the buyer was a Northeast-based investor.
