Oliver Street Capital and Bain Capital Real Estate have acquired three infill industrial properties across the Washington, DC metro for $90 million

Boston-Based Partners Dip into DC Area for $90M in Industrial Investments

Oliver Street Capital, a Boston-based investor focused on infill industrial properties, and Bain Capital Real Estate, the real estate investing business of Bain Capital, have acquired three infill industrial properties across the Washington, DC metro. The transactions total more than 500,000 square feet and approximately $90 million of combined value.

  • 7701 Southern Drive, Springfield, VA – 100% leased 251,178-square-foot multi-tenant warehouse
  • 4801 Viewpoint Place, Cheverly, MD – 48,665-square-foot single-tenant industrial building on 6.5 acres
  • 3300 Marlo Drive in Forestville, MD – 216,000-square-foot warehouse and showroom

The Forestville asset was acquired in partnership with CGMG Capital.

OSC and Bain Capital Real Estate formed a JV in September 2019 to acquire infill industrial properties in supply-constrained markets and has since closed or has under contract more than 30 transactions totaling over 4.3 million square feet. The partnership has deployed $800 million of capital over the past 18 months and plans to grow in both Boston and DC.
