Boomtime for SD Apartment Developments, Renters

As ever, the proof is in the numbers: an estimated ~4,600 apartments will be opening in San Diego in 2022, according to data from real estate tracker CoStar and other developers.

Almost exactly a year ago, it was reported that San Diego had topped 4,000 new apartment units being developed and/or made available for rent. 

The top five San Diego-area developments expected in 2022 (via CoStar):

  1. The Avalyn at Millennia in Chula Vista – 480 units
  2. Vive Lux in Kearny Mesa – 442 units
  3. Enclave Heritage in Chula Vista – 405 units
  4. The Residences at Cota Vera in Chula Vista – 280 units
  5. Townsend in Mission Valley – 277 units

The influx of inventory is a give-and-take for potential renters. It’s expected that most new developments will rents at or above the average. Part of that, of course, is limited supply: San Diego county’s vacancy rate in February is only 2.2 percent.

That said, many experts predict that with so many apartments coming onto the market, a more equitable supply-and-demand dynamic will begin to evolve.
