BLT Adds Flex Industrial Asset to San Diego Holdings

Santa Monica, CA-based BLT Enterprises acquired a 71,862 square-foot, two-story flex industrial building in San Diego’s Kearny Mesa submarket for $8.9 million. The property is located at 5454 Ruffin Rd.

Constructed in 1981 as a 52,000 square-foot R&D/flex building, a 20,000-square-foot mezzanine was added in the late 1980s. The new owner plans to reduce the property back to its original square footage, to improve functionality and market appeal. A modernization program is also planned, including renovated exteriors, new mechanical systems and employee amenities.

Magnum Properties’ Mike Meraz and SD Realty Partners’ Ron Jacobson represented the buyer. Commercial Properties Group’s Kerry Schimpf and Voit Real Estate Services’ Randy LaChance represented the seller, Apprentice and Journeymen Training Trust Fund of Southern California Plumbing and Piping Industry.
