Black Mountain Acquires 917K-SF Benbrook Warehouse Project

Black Mountain closed on an acquisition loan so it could pick up Chisolm 20, a four building, 917,000 square foot industrial facility in Benbrook, within the Dallas-Fort Worth metroplex. While the seller was not disclosed, Jackson Shaw lists the $61 million project on its website. It opened in November of 2024.

Building one is 284,580 square feet, building two is 377,844 square feet, building three is 174,137 square feet and building four is 80,773 square feet.  The property is 82.6% leased to five tenants.

Chisholm 20 is located in Benbrook, Texas, just southwest of Fort Worth within the Dallas–Fort Worth metroplex. It’s the first construction project of that size in the town’s history. The location is near rail terminals, Fort Worth Meacham International Airport, and Dallas–Fort Worth International Airport.

The financing was arranged by Tom Burns and Hunter Habash at CBRE. Affinius provided the loan.
