Black Creek Group Snags Stafford Grove Industrial Park
Black Creek Group LLC struck a deal with partners Crow Holdings Industrial and an unnamed entity to acquire the Stafford Grove Industrial Park in the southwest Houston suburb of Stafford, TX. HFF’s Trent Agnew and Rusty Tamlyn led the team representing the seller/developer in selling the three-building, 351,960-square-foot industrial property.
Stafford Grove delivered in 2017, and is situated on close to 30 acres at 10633, 10643 and 10653 W. Airport Blvd. The asset is 84.5% leased to seven tenants, including Jackson Supply, Tire Centers, Mester Lighting Corp., Matrix Metals, QRC Valve Distributors, Chaoda Supply and 700 Valve Supply.
Agnew indicated that the buyer pool included core funds, institutional advisors and private capital. “Stafford Grove is one of the premier developments to deliver this cycle in Houston, due to its infill location, beneficial tax savings for users and overall site flexibility,” he added.
