BKREA Tapped to Sell Fully Entitled, Large-Scale Bronx Site

Himmel + Meringoff Properties and Affinius Capital have selected BKREA to sell 1601 Bronxdale Ave., a fully entitled, large-scale Bronx development site planned as a mixed-use hub with thousands of new homes and direct pedestrian access to the forthcoming Parkchester/Van Nest Metro-North station.

The planned layout provides 2.42 million square feet across six buildings around a newly mapped road and open spaces, featuring an entry plaza, a supermarket, local retail, community facility space, 640 accessory parking spaces and a direct connection to the future Parkchester Metro-North station.

“1601 Bronxdale is exactly the type of opportunity that demonstrates why scale and forward-looking market intelligence matter in New York City real estate,” said Bob Knakal, chairman & CEO of BKREA. “You have an operating industrial asset, significant land area, a major future transit connection and the potential to create thousands of new homes—all in one property.”

Joint venture partners Himmel + Meringoff and Affinius Capital acquired the 7.4-acre site in 2019 and subsequently secured approval to construct a major transit-oriented residential development via New York City Department of City Planning’s Bronx Metro-North rezoning.
