BH Properties Unveils $10M Renovation Plans For Former CPS Energy HQ In San Antonio, TX
BH Properties plans to bring to market 100,000 square feet of Class A office space as part of its strategy to re-introduce the former CPS Energy Headquarters at 146 Navarro in downtown San Antonio as a mixed use destination on the River Walk. The site will be rebranded as 146 Nav.
Each of the building’s three 28,000-square-foot cantilevered floors of office space occupied by CPS since it was constructed for the public utility in 1987, will undergo a complete transformation to meet the demand of today’s modern space user. The design will be created by Gensler, a global architecture and design firm.
BH Properties will also introduce approximately 20,000 square feet of street level retail, which will include a two-story restaurant at the southeast corner of the building at Presa Street overlooking the River Walk. In addition, the Los Angeles-based firm will create several individual 750- 1,500-square-foot retail pods on a new pocket park plaza adjacent to La Villita, that will be marketed to a variety of users. Steve Thomas in CBRE’s San Antonio office will lead the office leasing effort while colleague Whit Jordan will handle retail leasing.
