BGO Acquires Newly Built Industrial from Bluewater, Affinius

BGO acquired 545 Washington St., a newly constructed, 132,055-square-foot Class A industrial property in Wrentham, MA, for a reported $34.9 million on behalf of an institutional investor. Completed in 2023, the property is 100% leased to two tenants.

JLL Capital Markets senior managing directors Michael Restivo and John Plower, along with senior director David Coffman and director Tommy Hovey represented the seller, Bluewater Property Group and Affinius Capital. Senior managing director Joe Fabiano from JLL’s Leasing Advisory team also assisted in the sale.

“545 Washington St. combines several of the characteristics we continue to value in industrial real estate: modern specifications, strong tenancy, and connectivity to major population and distribution networks,” said Steve Lekki, managing director, BGO. “We believe the property is well positioned to serve the evolving needs of logistics and distribution users across New England, and we are pleased to make this investment on behalf of our client.”
