Bethesda REIT Buys Two Nashville Hotels for $530M 

Bethesda-based Host Hotels & Resorts Inc. has acquired two connected hotels in downtown Nashville for $530 million in cash. The properties include 1 Hotel Nashville and Embassy Suites by Hilton, Washington Business Journal reported. 

This marks the company’s first acquisition since November 2022, when it purchased the Four Seasons Resort and Residences in Jackson Hole, Wyoming, for $315 million. Host Hotels is recognized as the world’s largest lodging real estate investment trust and one of the largest owners of luxury hotels, as per its website.  

Located at 708 and 710 Demonbreun, the downtown property was acquired by an LLC affiliated with Starwood for $20 million in 2016. Groundbreaking for the two-hotel development took place in 2019. The 1 Hotel Nashville and the Embassy Suites by Hilton Nashville Downtown officially opened their doors in 2022. The 1 Hotel offers 215 rooms, while the Embassy Suites has over 500 rooms spread across 30 floors, making it the largest of the Hilton brand in the US.
