Berwyn Multifamily Portfolio Trades to Local Operators

Multifamily brokerage firm Essex Realty Group, Inc. arranged the sale of a three-property portfolio located in the western suburb of Berwyn, IL. The portfolio, comprised of 34 units, was sold for $2,760,000 and the sale was facilitated by Essex associate Mariano Mollo. The buyers for all three properties were local operators familiar with the Berwyn market.

The portfolio includes properties located at 3543 Harlem Ave., 6520 W. Windsor Ave. and 3225 Home
Ave. All are within walking distance of both the Berwyn Metra Station and the Harlem Avenue
Metra Station,

Since 2019, these properties have undergone numerous upgrades. Nine of the 34 units have
been renovated to feature modern vinyl plank floors, upgraded kitchens and bathrooms, and new
appliances.

“The Berwyn portfolio provided three local investors with immediate scale in a high-demand suburban
rental market,” said Mollo. “The properties were in good condition, but the opportunity exists to update the remaining units and increase rental income.”
